I had a problem like this - then x386install appeared on agate. This
traced my problem by doing a grep -s 'pc-xmode' /386bsd and reported
that my kernel did not have X386 support. My slipup was to modify the
Makefile in the .../compile/MY.SYSTEM directory, and not in the
..../conf/MY.SYSTEM file.

There are still many other pitfalls awaiting you, but persist, it is
well worth it.
