I had similar expirience - sendmail was confusing the living hell out of me.
it was so bad that I took three weeks to actually port smail 3.1.28 on
FreeBSD 1.0e if I remember correctly. :-)

smail 3.1.28 compiles out-of-the-box. all you have to edit is freebsd config
file. the rest compiles great. you can check ftp.sin.com:/pub/FreeBSD/ports
